How to Compare Property Data Before Building a Shortlist

August 24, 20262 min read

A property search can produce many facts without making them easy to compare. An address, an asking price, an estimate and an old transaction record describe different things. Keep those distinctions visible as you build a shortlist.

Start with the question you need answered

Write down the location, property type and features you are looking for. Use the same headings for every property you review. A consistent record makes missing information easier to see.

For each property, save:

  • The address and a link to the original source.
  • The date you checked the information.
  • The advertised status and asking price, if shown.
  • The property's stated features and condition.
  • Questions that require a newer record or direct confirmation.

Keep reported facts separate from estimates

Label an asking price as an asking price. Label an estimate as an estimate. If two sources disagree, preserve both source links and their dates until you can resolve the difference. Avoid turning a missing field into a confident assumption.

If a platform shows a score or grade, review its explanation before relying on it. A summary can help organize your work; it does not verify ownership, physical condition or the accuracy of every underlying record.

Check context before comparing properties

A similar street address does not necessarily mean the same unit or parcel. Confirm that the records refer to the same property. Note differences in size, condition and the date of the information instead of treating two records as interchangeable.

Give each unresolved question a next step, such as checking the original listing or requesting clarification. Keep those notes alongside the property so they do not disappear when you move to another search.

Review the available tools and terms

Use the Property Partner 360 property pages as a starting point, then review the data sources and current plan information. Coverage and allowances should be checked in the current product before choosing a plan.
