Preparing a For-Sale-by-Owner Listing: Facts, Photos and Follow-Up
A for-sale-by-owner listing should make the property easy to understand. Start with information you can support, current photographs and a way to keep track of questions from interested buyers.
Build a property information sheet
Collect the address, property type, room counts and features you plan to include. Record the source of measurements and other details so you can check them later. If you are unsure about a fact, verify it before presenting it as certain.
Describe condition plainly. Separate completed work from proposed improvements, and distinguish features included in the sale from items that are not included.
Choose photographs that explain the layout
Use recent images of the actual home. Begin with an exterior view, then show the main living spaces, bedrooms, bathrooms and outdoor areas where applicable. Add photographs of important details that a wide room image does not explain.
Remove personal documents and identifying information before photographing. Review each image on a phone and check that the sequence makes sense as a walkthrough.
Keep the description consistent
Compare the written listing with the photographs and your information sheet. Correct contradictions before sharing the page. Use concrete descriptions instead of unsupported claims about value, demand or expected results.
A listing price and a final sale price are different. Keep any estimates or assumptions separate from established property facts when discussing the home.
Plan the follow-up
Choose a contact method you can check regularly. Keep a simple record of inquiries, requested information and planned visits. Update the listing when its details or status change so prospective buyers are not relying on outdated information.
